What are HOA Fees?

A Home Owners Association (HOA) is often used interchangeably with RA (Residents Association). These are non-profit private organizations which require mandatory annual fees to help support community amenities (as describes below). Resident Associations/Home Owner Associations exist as an independent legal entity registered under the Societies Act in Alberta.

 

As a property owner in McKenzie Towne, you are a member of the McKenzie Towne Council Residents Association (MTC).

Residents benefit by having certain amenities and assets in this community. All of the amenities in McKenzie Towne are unique in nature as the developer put them into the community when it was built. The City of Calgary does not accept responsibility for their maintenance and would remove them if not for the Council taking care of them. Other benefits include enhanced maintenance of City parks in McKenzie Towne and our Boulevards.

Your maintenance fee funds the operation and administration of the Council, the maintenance of MTC owned amenities in City parks, landscaping and maintaining open space in the community and your access to services provided at the McKenzie Towne Hall. Audited financial Statements are sent to every Member prior to the Annual General Meeting.

Do I Have to Pay the Fees?

An Encumbrance is registered on each property ensuring that each homeowner is automatically a member of the MTC. 

Your fee to the McKenzie Towne Council is automatic and mandatory with the purchase of a McKenzie Towne property.

These fees provide the necessary resources to maintain McKenzie Towne’s amenities.

Typically, homeowners are the ones responsible to pay the HOA fees unless an agreement is otherwise made between the renter and the landlord. If you are a renter and do not yet have access to our amenities, please send your landlord the Designated Resident Form which you can find below. Alternatively, you can send officeco@mtcouncil.com an email for more information!

How Much are the HOA Fees?

Invoices with the year's current HOA rate are issued through registered mail, and posted on June 1 every year. Annual fees are due on June 30th, annually. Fees for the fiscal year cannot be paid prior to invoices being sent out.

 

Residents are reminded to pay their fees with signs at each entrance of McKenzie Towne, through social media, email reminders, and/or text reminders. These additional reminders are a courtesy and not a right. To make sure you don't miss any reminders, follow us on social media, subscribe to our email newsletter, and make sure your account information is up to date.

 

In these trying economic times, the MTC Board of Directors has agreed to freeze the HOA fee increase for the upcoming fiscal year. Please see the fee schedule listed below:

What Happens if I Miss the Deadline?

Invoices with the year's current HOA rate are issued through regular mail, and posted on June 1 every year.

Annual fees are due on June 30th, annually. Fees for the fiscal year cannot be paid prior to invoices being sent out.

 

It is each homeowner’s responsibility to ensure that payments are received by McKenzie Towne Council, in full, by the due date of June 30th. Late payments will begin to incur interest at a rate of prime plus 5%.

All outstanding accounts will be sent to collections after the final deadline of September 30th, annually. The outstanding account holder (homeowner) will then be contacted by Miller Thompson Ltd. to pay the balance plus an additional legal fee at the owner's expense.

Financial Assistance

We understand that some of our residents require assistance regarding the payment of HOA fees. That is why we now have a payment plan option*:

  1. Email officeco@mtcouncil.com BEFORE JUNE 30th explaining your situation and why you should qualify for the payment plan option

  2. We will choose a mutually agreed-upon plan.

  3. You will be responsible for making payments according to the plan and paying with the payment options listed above.

If you cannot adhere to the payment plan listed above, you will be sent to collections.

*MTC has created this as a last-resort option and should not be considered as the default method. Please reserve this option for people in need.
